The Pop Rooms Process

1. Create Account

Signing up for a Pop Rooms account is incredibly easy thanks to our social login feature. Once your account is created, head to your Account Details page to verify your contact information, as the email provided there will be notified of any new private messages from landlords that you reach out to.

2. Search Rooms

Use our search function to find the perfect apartment to fit your needs. Use dozens of specifications, from location and availability to what furniture comes included to find exactly what you're looking for. Once you've found an option that you like, use our bookmark feature to keep your eye on it until you're ready to reach out to landlords.

3. Contact Landlords

Use our messaging platform to contact the owners of the properties that you're interested in to discuss the terms of your stay and arrange a visit. Don't speak Chinese? No problem, we offer free translation services and our staff assists landlords with site visits if they aren't able to accommodate English speakers. 

4. Finalize Booking

Once you've decided on an apartment, we create an English language contract for you based on the terms agreed upon by you and the landlord. Once signed and uploaded, pay your first months rent and the one time booking fee using our secure payment platform or cash in person.

5. Move In

On move in day, pay the deposit to the landlord in cash or through our payment platform and receive your keys. 

6. Enjoy Your Stay

While living at the property, contact us with any questions or concerns that you'd like brought up to the landlord and we'll resolve any issues you may have as quickly as possible. Pay your monthly rent to us through our secure payment platform or via cash and we will handle paying your landlord in their preferred currency.

7. Move Out

As long as you've taken good care of your apartment, upon moving out, you will receive your deposit back using whatever method you originally paid with.

2. Submit Property Request

Fill out a Property Request form with as much detail as possible. If you would like for landlords to reach out to you directly about your request, set Public Availability to Yes.

3. Manage Request

You can view any pending requests you have by visiting your account's My Listing page. By visiting your request's page and selecting edit next to the title, you can change any of the details related to your request at any time. If you find an apartment off of Pop Rooms, please delete your post at your earliest convenience.

4. Receive Notifications of Listings

Once you've submitted your Property Request, the Pop Rooms team will search for new properties that fit your specifications and reach out when such properties are available on the platform. If you set Public Availability to Yes in the request, be on the look out for messages in your Pop Rooms and email inboxes from landlords that may reach out about properties that they have that match your requirements.

2. Submit Listing

Add a listing through our submission form. Be as detailed as possible, this is the information that potential tenants will see while deciding on what property to move into. But make sure to be as accurate as possible, if your post is misleading at all, you will be held liable. 

Pop Rooms features two types of listings for landlords and agents: Apartments and Rooms. If you are managing an apartment with multiple rentable rooms, we recommend creating all of your room listings first and then your apartment listing so that you can select all of the individual rooms as “Related Listings” so that people can easily switch between the rooms that exist in the same apartment. For studios and private apartments, we also recommend making both an apartment and room listing for maximum exposure.

3. Manage Properties

Monitor the progress of your listings through your Dashboard and easily sort through all of your listings through the My Listings page. You can also make edits to any of your submissions by visiting the listing page and clicking edit next to the title.

If your property is rented through some other means off of Pop Rooms, change the availability status of your property so that tenants know that it is no longer vacant.

4. Confirm Booking

Once tenants have confirmed their interest in renting your property we will confirm with you and create a contract in English for the tenant to sign and a contract in Traditional Chinese for you to review.

Please be aware that if we suspect that you used Pop Rooms to find tenants but arranged off of our platform for tenants to move in and pay rent, your account may be penalized or deactivated.

5. Receiving Payment

Every month, tenants will pay Pop Rooms the amount agreed upon in your contract, we will subtract our 12% commission fee and transfer you the remaining amount via your preferred transfer method. Unless another arrangement has been agreed upon by all parties, the tenant will pay the deposit directly to you when they receive the keys to the property. Upon moving out, it is your responsibility to return the deposit.
